We especially love Memphis as great place to invest in cash flowing single family home rental properties. Besides being rich in local flavor, being the birthplace of American blues and rock n’roll music and a center of the Civil Rights Movement, Memphis has one of the most stable rental markets in the country. Being centrally located along the Mississippi River, Memphis has long served as a logistics hub. The city has grown in its role as a key logistics hub with the addition of 5 Class A railroad lines and a cargo airport that is home to FedEx International’s worldwide headquarters, making the airport the 2nd busiest cargo airport in the world next to Hong Kong. In addition to FedEx, Memphis is home to the worldwide headquarters of 2 other Fortune 500 companies – AutoZone and International Paper. All of these logistics based jobs are solid, blue collar jobs that are very hard to transplant. As a result, these large employers have created a large working class with steady income, but of whom many prefer to rent. Close to 50% of the population in Memphis rents as opposed to owns their primary residence. When investing in rental properties, these are the types of characteristics one wants to look for in a market.

At the same time, Memphis property prices are much more linear in nature, rather than cyclical. What that means is that Memphis is well insulated from dramatic rises and falls in property values like some of the tier one real estate markets in the US are, like New York or San Francisco. Memphis does see steady appreciation, but that should be viewed as icing on the cake. Many rental properties, and certainly the ones that Paraprin acquires, cash flow from day one. Any appreciation is taken as an added bonus. Memphis is also a very landlord friendly market, with relatively low property taxes, and a quick and efficient process for evicting delinquent tenants.
