Paraprin’s STR Growth Fund is raising up to $10 million to fund the acquisition, renovation, and operation of a portfolio of approximately 40 short term rental (STRs) properties primarily in Greater Cleveland. The fund will build upon Paraprin’s experience as a STR owner/operator, having brought nearly 20 STR properties online in recent years. As a subsidiary of Paraprin Capital, Paraprin Construction ensures strict oversight of project development and asset management. Our in-house team performs construction services, property management, property maintenance, acquisitions, sales, leasing, marketing, and administrative services. This team allows us to execute on the STR Growth Fund Strategy entirely in-house:
- ACQUISITIONS – Acquire discounted single family or small multifamily homes that require minimal renovation and are located in areas with high demand for STRs
- RENOVATION – In-house construction team will determine a needed scope of work and complete renovation within 1-2 months
- DESIGN & FURNISHING – In-house design team will furnish and stock the property with amenities based on a design theme and the target guest profile
- MARKETING & MANAGEMENT – Properties are marketed through Paraprin’s direct booking website, Airbnb, VRBO, Booking.com, and are managed in-house to handle all guest communication, maintenance issues, and cleaning
- MULTIPLE EXIT OPTIONS – After 5 years, Paraprin will aim to sell the entire portfolio of properties to an institutional investor, but can also sell some or all the properties individually to retail home buyers
