Revitalization of Sandusky Ohio and Its Impact on Local Real Estate

In 2011 Sandusky was ranked the “Best Place to Live Cheaply” in the United States by Forbes magazine.

In 2019 it was named “The Best Coastal Small Town in America” by USA Today. Sandusky continues to surprise everyone with its beautiful parks, downtown architecture, and a rich history.

Located in northern Ohio on the shores of Lake Erie, Sandusky is midway between Toledo and Cleveland with a population of 75,622 residents in the micropolitan statistical area. Although it’s a small city, Sandusky’s public transportation is well established with daily trains connecting to Chicago, Pittsburgh, New York, Boston, and Washington DC.

Downtown Sandusky has experienced incredible momentum over the past five years

Downtown Sandusky has experienced incredible momentum over the past five years including over $100 million in public and private investment that included the creation of a new City Hall, the revitalization of our waterfront with the new Jackson Street Pier and Shoreline Drive, the creation of a new college campus, the opening of over 30 new businesses, and construction of over 100 new units of housing, more than anywhere in the city.

Sandusky’s downtown functions as a “business district” where there is a high density of people and contributes heavily to the city’s tax base.  The current Downtown Master Plan and its recommendations build on Sandusky’s momentum and position Downtown Sandusky for increased employment over the next five years and beyond.

Sandusky might be most well-known for its Cedar Point amusement park, one of the most popular amusement parks in the world.

The park has the second largest collection of roller coasters in America at 17, only behind Six Flags Magic Mountain, and is the only park in the world to have six roller coasters with heights over 200 feet! Cedar Point each year continues to bring tourism from all over America, employing over 6,000 residents and driving the local economy.

The real estate market has benefitted from the strong job market and revitalization of the downtown area while still maintaining its affordability.

Sandusky’s lack of new home construction has created a premium for new homes for sale in the area. There was only one new home that sold “to be built” in the last 180 days and it sold for $474,900. The city is clearly in need for new housing that is priced in the $300K-$400K range.
